    Drainage & Grading in Chicago

Standing water, soggy spots and water running toward the house usually come down to grade, downspouts or soil. We look at where the water is coming from first, then recommend the simplest fix that addresses it.

    ◆ Why it matters

    Why it helps

    Cause first

We check grade, downspouts and soil before suggesting work.

    Water away from the house

Regrading and extensions move water away from foundations.

    Healthier lawn

Fewer soggy patches after heavy rain.

    Protects other work

Good drainage helps patios and walls stay stable.

    What's included

    • Regrading where needed
    • Downspout extensions
    • Yard drains where appropriate
    • Plain explanation of the fix

    ◆ Timing & conditions

When this work is done best.

Drainage is best diagnosed while the property is actually wet.

    Best window

    • • Spring and fall — the wetter seasons — are the most useful times to diagnose where water is coming from.
    • • Installation runs from thaw through late fall while trenching is possible.

    Workable window

    • • Summer installs are straightforward, though diagnosis relies on grade reading and downspout tracing rather than seeing active flow.
    • • Winter work is generally limited; frozen ground makes trenching and outlet daylighting impractical.

    Weather

    • • We prefer to walk the site during or right after a rain event to see actual water behavior.
    • • Trenching pauses in downpours when trench walls will not hold.

    Site conditions we check

    • • Where the water originates: roof runoff, neighboring grade, sump discharge, or a low spot.
    • • Available outlet location — water has to daylight somewhere legal and lower than the collection point.
    • • Soil percolation and depth to any obstructions.
    • • Municipal rules on discharge across property lines or into the storm system.

    When we postpone

    • • No viable outlet identified — the plan is revised rather than installing a drain that has nowhere to go.
    • • Frozen ground.
    • • Work that would need to be redone after a planned hardscape project — sequence them together instead.

    How to prepare

    • • Note where and when water collects, and take photos during rain if possible.
    • • Locate sump discharge points and downspout runs.
    • • Mark irrigation lines and invisible fencing.

    Aftercare

    • • Keep grates, catch basins and outlets clear of leaves and mulch.
    • • Check the outlet after major storms during the first season.
    • • Reseed or re-sod disturbed trench lines during a suitable growing window.

Why timing matters: Water problems are diagnosed by watching water. Timing the site visit to wet conditions is what prevents a drain being installed in the wrong place.

Timing guidance is general for the Chicago area. Every property is different, and this service is not the right fit for every site or every season. We confirm suitability, timing and scope during an on-site assessment before any work is scheduled.
