    Aeration & Overseeding

Core aeration relieves compacted soil, and overseeding fills thin areas. Both depend heavily on timing — we schedule them for when soil and temperatures give new seed its best chance.

    ◆ Why it matters

    Why it helps

    Relieves compaction

Helps water and air reach the root zone in heavily used or clay-heavy lawns.

    Thickens thin turf

Overseeding introduces new grass into sparse areas.

    Scheduled for the window

Planned for the season and soil moisture that suit seed establishment.

    Honest assessment

If the lawn needs grading, drainage or sod instead, we say so.

    ◆ Timing & conditions

When this work is done best.

Core aeration and overseeding are timed to the cool-season growth window.

    Best window

    • • Late summer through fall is the strongest window for aeration with overseeding in the Chicago area.
    • • Spring aeration is useful for compaction relief when fall work is not practical.

    Workable window

    • • Soil needs moisture to pull good cores — we aerate after rain or irrigation, not on baked ground.
    • • Overseeding is scheduled with enough remaining warm days for germination before frost.

    Weather

    • • Dry, hard soil produces shallow cores; the visit is moved to a day after rainfall or watering.
    • • Overseeding is avoided ahead of forecast heavy rain on sloped lawns where seed would wash.

    Site conditions we check

    • • Compaction level and foot-traffic patterns.
    • • Irrigation availability for the germination period.
    • • Marked irrigation heads, invisible fence wire and shallow utilities before coring.
    • • Shade levels, since heavily shaded areas may not carry new seed regardless of timing.

    When we postpone

    • • Frozen, saturated or bone-dry soil.
    • • Lawns with an active weed-control application that conflicts with new seed.
    • • Properties that cannot water new seed at all during establishment.

    How to prepare

    • • Flag irrigation heads and invisible fence lines before the visit.
    • • Mow slightly shorter than usual before aeration and overseeding.
    • • Plan for consistent light watering after seeding.

    Aftercare

    • • Leave the soil cores on the lawn; they break down with mowing and rain.
    • • Water lightly and frequently while seed germinates, then taper to deeper, less frequent watering.
    • • Hold off on the first mow of seeded areas until the new grass is established.

    Frequency

    • • Annual aeration suits high-traffic or clay-heavy lawns.
    • • Every two to three years is often enough for lightly used lawns.

Why timing matters: Seed needs soil contact and a run of suitable days. Aerating when the soil is workable and seeding when temperatures cooperate is what makes the visit worth doing.

Timing guidance is general for the Chicago area. Every property is different, and this service is not the right fit for every site or every season. We confirm suitability, timing and scope during an on-site assessment before any work is scheduled.
